    Tokens may be hard to sell. Secondary market liquidity is not guaranteed, and you may be unable to exit at your preferred time or price.

    Property values can fall as well as rise. A decline in the underlying asset value can reduce the value of your economic interest.

  3. 3. Income risk

    Rental income is not guaranteed. Vacancies, tenant default, costs, and reserves can reduce or eliminate distributions.

  4. 4. Platform risk

    TerraShares could cease operations, change its service, or face operational disruption, which may affect access to information, trading, or servicing.

  5. 5. Regulatory risk

    Changes in law or regulation could affect how the platform operates, how offerings are structured, or whether certain products remain available.

  6. 6. Dilution risk

    Additional tokens or capital raises could be issued in accordance with governing documents, which may dilute existing interests.

TerraShares offerings are intended for sophisticated or high net worth investors who understand property and private-market risks, and who can afford to lose their entire investment. If you need guaranteed income, ready liquidity, or capital protection, this product is unlikely to be suitable.

TerraShares is not authorised by the Financial Conduct Authority. Where activity is carried on, it is intended to operate within applicable legal exemptions and compliance controls. Authorisation status does not remove investment risk.

FSCS protection

Investments made through TerraShares are not protected by the Financial Services Compensation Scheme (FSCS). If you lose money, you should not expect FSCS compensation.
